Data dictionary
What every field means.
Land law has its own vocabulary. Here's what each term on a Landefy report actually means — and what it doesn't.
Custodian
The person, family, stool, or state on record at the Lands Commission as the owner of the parcel. This is who legally holds title. Note: custodian is not necessarily the same as occupant, and never the same as the person who merely 'claims' the land.
Occupant
The person physically present on the land. Occupants may be tenants, licensees, or squatters. An occupant is not automatically the custodian. If a parcel has an occupant who is not the custodian, ask why.
Registered interest
Any legal right recorded against the parcel other than outright ownership — including mortgages, charges, easements, caveats, and court-ordered restrictions. Every registered interest must be disclosed to a buyer before sale.
Caveat
A formal notice registered against the title that says a third party has a claim on the land. A caveat blocks the Lands Commission from registering a transfer until it's resolved. Seeing a caveat on a parcel is a red flag.
Litigation status
Whether there is an active court case, pending judgment, or recent dispute attached to the parcel. Green means no case on record, amber means a matter is under review, red means an active case is before the courts.
Encumbrance
Any claim against the land that reduces its value or restricts its use — a mortgage, a lien, a lease, an easement, or a judgment. A parcel can be cleanly owned by the custodian but still carry encumbrances.
Stool land
Land held in trust by a traditional authority (a stool or skin) on behalf of the community. Transactions in stool land follow customary processes in addition to statutory ones. All stool land transactions must be confirmed through OASL.
Source date
The date the record was last updated at the original source. Different sources update at different cadences. If a record is over 90 days old, verify it manually before relying on it.

Every product has limits. Here are ours, in writing, before you pay us anything.
We don't verify physical condition
Buildings, encroachments, terrain, access roads. Landefy tells you what the record says, not what the land looks like. Visit the site. Bring a surveyor if the parcel is unusual.
We don't confirm the seller's legal right to sell
You can have a clean custodian record and still be dealing with someone who isn't authorised to transfer the land — a family member without consent, an agent without authority, an heir without probate. That's a lawyer's job.
We don't process transfers
Landefy doesn't file documents with the Lands Commission, doesn't draft contracts, and doesn't represent you. If you need a transfer done, you need a lawyer and a Lands Commission filing.
We don't give legal opinions
A Landefy report is a fact-finding document. It says what the record says. It does not say whether a transaction is safe, advisable, or legally sound. That's a legal opinion, and it's not ours to give.
We don't guarantee completeness
No database of Ghanaian land records is complete. A parcel not appearing in Landefy may still exist. An absence of litigation in our records doesn't guarantee no litigation exists. Court records are imperfect — that's why daily refresh matters and why we show last-updated dates.
