What is Landefy?
Landefy is a mobile app and web service that verifies land records in Ghana. Before you buy a plot, you check it through Landefy — and in under five minutes you see the registered custodian, any litigation attached to the parcel, its full recorded history, and its exact GPS coordinates. Every field shows its source and last-updated date. Landefy is built by Innov8ProTech Ltd, a Ghanaian software company.
Who is Landefy for?
Four kinds of users. Individual buyers who are about to pay a deposit and want to confirm the seller actually owns the land. Lawyers and agents who do client diligence and need speed. Banks and insurers who verify collateral before lending. And diaspora Ghanaians buying land remotely who need to check a parcel without flying in. Every tier from free to Business serves one of those groups.
Do I need to be in Ghana to use it?
No. The app works anywhere in the world, as long as you have an internet connection. Many of our users are Ghanaians in the UK, US, and Canada buying land back home. You can run a check from London, verify the record, and share the report with your lawyer or family member on the ground in Ghana — all without flying in.
Is Landefy a bank or government service?
Neither. Landefy is a private company. We are not affiliated with the Lands Commission, the courts, OASL, or any government agency. We aggregate public records from those sources, index them, and make them searchable. We don't issue titles, don't register parcels, and don't represent the government. We're an information layer on top of official records.
How is Landefy different from a Lands Commission search?
Three differences. Speed — a Lands Commission search can take two weeks to twelve months, usually in person. Landefy returns results in under five minutes. Coverage — the Commission gives you the ownership record. Landefy adds litigation from courts, dispute data from regional registries, and coordinates from the Survey Department. Price — a Commission search costs GH₵ 132–237. Landefy starts free.
Data & accuracy
Where does Landefy get its data?
Five primary sources. The Lands Commission supplies registered parcels, custodians, and title records. Court registries (High, Circuit, District) supply litigation records. The Office of the Administrator of Stool Lands (OASL) supplies stool land records. The Survey Department and licensed surveyors supply parcel boundaries and coordinates. Regional dispute registries supply district-level concentration data. Every result shows its specific source and the date it was last updated.
How often is data updated?
Different sources update at different cadences. Court records refresh daily — new filings and judgments appear on your next check. The Lands Commission refreshes weekly. OASL updates every 2–4 weeks depending on the source. Survey data updates when a new survey is filed. The last-updated date is visible on every field of every report, so you know exactly how fresh the record is.
What if a parcel isn't in Landefy?
Two possibilities. If the parcel is registered but under a different reference than the one you searched, we can find it — submit the parcel from the app and we'll investigate the Lands Commission reference. If the parcel is genuinely unregistered, that's important information on its own. Unregistered land is difficult to transfer cleanly and worth understanding before you pay anything. Business tier customers get priority indexing.
How accurate is the custodian information?
We return exactly what is on record at the Lands Commission, with the last-updated date visible on every result. If the paper record shows a name, we show that name. If the paper record is wrong — because it was never updated after a sale, or because it reflects an old family arrangement — we show that too. We don't interpret, edit, or correct the source. If you need a record corrected, that's a filing with the Lands Commission, usually through a lawyer.
Does Landefy show unregistered land?
No. Landefy indexes registered parcels — those with a record at the Lands Commission or a stool land registry. If a parcel has never been registered, there is nothing for us to return. Some of the most dangerous land transactions in Ghana involve unregistered land being sold as if it were registered, or a seller presenting a forged or outdated document. If your search returns nothing on a parcel that the seller claims is titled, that itself is a red flag.
What does 'no litigation on record' actually mean?
It means we found no active case, pending judgment, or recent dispute attached to the parcel in the court registries we monitor. It does not guarantee no litigation exists. Court records are imperfect — some cases are filed in locations we don't yet cover, some are settled informally, some are filed against individuals rather than parcels and don't attach to the land. Absence of litigation on record reduces risk. It doesn't eliminate it.
Privacy & security
Can the seller see that I checked the parcel?
No. Searches are completely private. Sellers, agents, and other users have no way to know you've checked a parcel. There's no notification system on the seller side, no log they can access, no tell. If they ask whether you checked, that's on you to decide what to say. Landefy never reveals your search history to anyone but you.
Where is my personal data stored?
Your account data is stored on servers located in Ghana and, where necessary for redundancy, in EU and US data centres operated by our cloud providers. Your search history and any reports you generate are stored encrypted with AES-256 at rest and TLS 1.3 in transit. Data residency in Ghana is available for Business and Enterprise customers with regulatory requirements.
Does Landefy sell my data?
No. We do not sell your personal data. We do not share it with advertisers. We do not share it with data brokers. We do not use your searches to build profiles or train marketing models. The only third parties who see your data are our service providers — payment processors, email delivery, cloud hosting — and they are contractually bound to process it only on our instructions. How do I delete my account?
Open the app, go to Profile → Account → Delete account. Your account and personal data are permanently deleted within 30 days. Certain records — like payment receipts — are retained longer because Ghanaian tax law requires it, but they are anonymised after account deletion. If you have trouble finding the delete option, contact support and we'll process the deletion for you.
What encryption does Landefy use?
AES-256 for data at rest — the same standard used by banks and government agencies. TLS 1.3 for data in transit. Authentication is via Ghana Card verification plus a one-time code sent by SMS. Internal systems use role-based access control with multi-factor authentication. Full details in our Technical Specifications section.
Pricing & billing
Is Landefy free?
The Starter tier is free forever — one check per month. That's enough to try the app on a real parcel and see whether it's useful before paying anything. Single Check is GH₵ 120 for one full report, no subscription. Pro is GH₵ 400 per month for up to 100 checks. Business starts at GH₵ 2,499 per month with 1,000 checks, API access, and team seats.
What's the difference between Single Check and Pro?
Single Check is a one-time purchase — you pay GH₵ 120, run one check on one parcel, get one full report. No subscription, no renewal. Pro is a monthly subscription at GH₵ 400 that includes 100 checks per month. If you're checking more than four parcels in a month, Pro is cheaper than buying Single Checks. Pro also adds watchlist, bulk search, and comparison tools that Single Check doesn't include.
What payment methods do you accept?
In-app purchases (Single Check, Pro) accept mobile money — MTN MoMo, Telecel Cash, AT Money — and cards (Visa, Mastercard). Business and Enterprise tiers are invoiced — bank transfer, cheque, or purchase order. Every payment generates a receipt sent to your registered email. Business customers receive formal VAT invoices where applicable.
Can I get a refund?
Yes, in two cases. If we cannot return any verified result for a parcel you paid to check — because it isn't in the registry or source data is incomplete — the check doesn't count against your quota and you can request a full refund. For subscriptions, cancelling stops future charges — we don't refund partial periods except where required by Ghanaian consumer law.
Do you offer student or NGO discounts?
Yes. We offer 50% off Pro for students, academic researchers, and registered Ghanaian NGOs working on land rights or community advocacy. Contact support@landefy.com with documentation of your status and we'll set up the discount on your account. Regular customer support can process this within one business day.
Using the app
How do I run a check?
Open the app, tap Search on the home screen, and enter the parcel details — parcel number, GPS pin on the map, region and district, or street address. Landefy returns the record in under five minutes. If you're on Single Check or higher, you can export a PDF report from the result screen. Parcel number or GPS pin gives the most reliable match.
What's the average check time?
4 minutes 12 seconds median, 6 minutes 40 seconds at the 95th percentile. The variance comes from the source — a parcel with a clean Lands Commission record and no litigation history returns fast. A parcel with an active case requires querying the court registry and cross-referencing, which takes longer. Every check completes in under 10 minutes.
Does the app work offline?
Partially. You need a connection to fetch new data — the app can't check a parcel offline. Once a report is loaded, it caches locally. Single Check reports stay available for 30 days. Pro users keep the last 30 reports cached on device. This is designed for the field: check a parcel on wifi, drive to the site, and pull up the report on-site even if there's no signal.
Can I use Landefy without an account?
No. Every check requires a signed-in account. This is because we need to attribute searches to a user for billing and audit purposes — and because Ghana's Data Protection Act requires us to know who is accessing personal data. Registration takes under a minute and only requires a phone number and email address.
What devices does Landefy support?
iOS 14.0 and above. Android 8.0 (API level 26) and above. The app is optimised for low-bandwidth connections — it works on 2G and 3G, and handles intermittent connectivity by queuing requests. If your phone runs iOS 14 or Android 8, you can install Landefy. The app is 38 MB on iOS, 42 MB on Android.
Features
What is a parcel watchlist?
A watchlist lets you track parcels over time. Add a parcel to your watchlist and Landefy monitors it for you — 24 hours a day. If a new litigation is filed, the ownership changes, a mortgage is registered, or a caveat is lifted, you get a push notification, SMS, or email. Pro includes up to 20 watched parcels. Business includes unlimited watchlist capacity.
What are dispute hotspots?
Regions and districts where land litigation is concentrated — land guard activity, Department of Investigations filings, and high dispute density. If you're considering a plot in a hotspot, you're taking on more risk than you would in a lower-dispute area. The data doesn't tell you what to buy. It tells you what to be careful about, before you start looking.
Can I download reports as PDF?
Yes. Every check on Single Check tier or above can be exported as a formal PDF verification report. It includes the parcel details, custodian, litigation status, full history, coordinates, and — critically — the source and last-updated date for every field. Timestamped and signed by Landefy. Suitable for legal files, bank due diligence, insurance underwriting, and court evidence.
Can I share reports with my lawyer or bank?
Yes. Every report can be shared via a secure read-only link that expires after 30 days. Your lawyer, bank, or partner can view the report without needing their own Landefy account. The shared report shows the same source and last-updated data as the original — no redaction. On Business tier, you can also white-label reports with your own firm's branding before sharing.
Business & API
Does Landefy have an API?
Yes — available on the Business tier. The API lets you integrate Landefy verification directly into your loan origination system, core banking platform, CRM, or internal workflow. Full technical documentation, authentication details, endpoints, and rate limits are available at landefy.com/docs. Can I integrate Landefy with our loan origination system?
Yes. The Business tier API is designed specifically for integration with LOS, CBS, and CRM platforms. Common use cases: automated collateral verification during loan origination, batch verification of an existing portfolio, ongoing monitoring of accepted collateral, and webhook alerts when a watched parcel's litigation status changes. We support REST, webhooks, and batch CSV upload.
Do you offer white-label reports?
Yes, on Business and Enterprise tiers. White-label reports carry your firm's logo, colours, and contact details instead of Landefy branding. The underlying data, source attribution, and legal disclaimers remain identical — we don't let you edit the facts. Useful for banks, insurers, and law firms sending reports to their own clients under their own brand.
What's the maximum batch size for bulk verification?
Business tier supports batch verification via CSV upload of up to 1,000 parcels per batch. Enterprise tier removes the batch cap — you can submit any volume through the API. Typical performance: 1,000 parcels verified in under 30 minutes when the data sources are responsive. Bulk verification is commonly used for portfolio reviews and pre-acquisition due diligence.
Do you offer SLAs?
Business tier includes a standard SLA with 99.5% uptime commitment and 4-hour response time for critical issues. Enterprise tier includes custom SLAs with financial penalties, up to 99.99% uptime, 1-hour critical response, and named account team coverage. Full SLA terms are included in your contract. Starter, Single Check, and Pro tiers do not include an SLA.
Legal & compliance
Does Landefy replace a lawyer?
No, and we're explicit about that. Landefy gives you the facts fast. A lawyer is still essential for the legal work — reviewing the transfer document, drafting the sale agreement, advising on title, and closing the transaction. The pattern that works best: use Landefy first to filter out obviously unsafe parcels, then engage your lawyer for the ones worth pursuing. You save both time and legal fees.
Is a Landefy report a legal opinion?
No. A Landefy report is a fact-finding document. It says what the record says. It does not say whether a transaction is safe, advisable, or legally sound. That's a legal opinion, and it's not ours to give. Treat the report as evidence, not advice. Your lawyer interprets the evidence and tells you what it means for your specific situation.
Can I use Landefy reports in court?
Reports are timestamped and show the source of every field. They are designed to be defensible as evidence of what was on record at the time of the check. Whether a specific report is admitted as evidence is for the court to decide — that's between you and your lawyer. We provide the report as a factual snapshot. We don't take sides in litigation or represent you in court.
Is Landefy compliant with Ghana's Data Protection Act?
Yes. We operate under the Data Protection Act, 2012 (Act 843). Innov8ProTech Ltd is the data controller for personal data collected through Landefy. Users have full rights of access, rectification, erasure, and portability. We respond to Data Protection Commission inquiries, maintain audit logs for regulatory purposes, and hold data in accordance with the retention periods specified in our Privacy Policy.
