Getting started

How to run a check

Four steps from search to safe purchase. The whole process takes under five minutes.

Open the app and tap Search

You can search by parcel number, GPS pin on the map, region, district, or street address.

Enter the parcel details

The more precise your input, the better the match. A parcel number or GPS pin gives the most reliable result.

Review the results

You'll see the registered custodian, litigation status, parcel history, and exact coordinates — each with its source and last-updated date.

Download the report

If you're on Single Check or higher, export a timestamped PDF you can share with your lawyer, bank, or partner.

Reading your results

Understanding the report

Every field in a Landefy report shows you exactly what it means and where the data came from.

Registered custodian

The person, family, stool, or state on record at the Lands Commission as the owner. This is who legally holds title — not necessarily who is physically occupying the land.

Litigation status

Whether there is an active court case, dispute, or judgment affecting the parcel. Green means clear. Amber means under review. Red means active litigation.

Parcel history

Every recorded transfer, sale, mortgage, and registered interest on the parcel. Useful for verifying the seller actually owns what they claim.

GPS coordinates and boundaries

The physical location and boundaries of the parcel as recorded by the Survey Department. Confirm on the ground that the parcel matches the record.

Data sources and dates

Every field shows where the data came from and when it was last updated. If a record looks old, verify with the source before relying on it.

Billing

Payments and plans

Accepted payment methods. In-app purchases (Single Check, Pro) accept mobile money (MTN MoMo, Telecel Cash, AT Money) and cards. Business and Enterprise tiers are invoiced — bank transfer, cheque, or purchase order.

Upgrading or downgrading. You can change plans at any time in the app under Profile → Subscription. Upgrades take effect immediately. Downgrades take effect at the start of your next billing period.

Receipts and invoices. Every payment generates a receipt sent to your registered email. Business customers receive formal invoices with VAT breakdown where applicable.

Cancelling. Cancel any time from Profile → Subscription → Cancel. Your plan remains active until the end of the current billing period. No further charges after that.

Account

Managing your account

Signing in. Use the email or phone number you registered with, plus the password or one-time code sent to you. If you have multiple devices, your account and search history sync automatically.

Changing your details. Open Profile → Account details to update your name, email, or phone number. Changing your phone number requires re-verification via SMS.

Deleting your account. Open Profile → Account → Delete account. Your account and personal data are permanently deleted within 30 days. Search history is preserved under our legal retention requirements but is anonymised.

Business team seats. Business customers can invite team members under Profile → Team. Each seat has full access to searches, reports, and watchlists. You can assign roles (admin, analyst, viewer) per seat.

Troubleshooting

Common issues

A parcel isn't showing up in search

Parcels not appearing in Landefy are usually unregistered or newly created. You can submit the parcel for indexing — Business users get priority. If you know the Lands Commission record exists, contact support with the parcel number and we'll investigate.

My payment failed

Most payment failures are temporary network issues. Check your mobile money balance and try again. If the payment succeeded but the check didn't unlock, contact support with the transaction ID and we'll resolve within 24 hours.

The app won't load

Try closing and reopening the app. If it still won't load, check that you have an active internet connection. If the issue persists, uninstall and reinstall — your account and history are stored server-side and will be restored.

I can't sign in

Use the 'Forgot password' link on the sign-in screen. If you signed up with a phone number, we'll send a one-time code via SMS. If nothing works, contact support with your registered email or phone.

My report is missing

Reports are stored under 'Searches' in the app. If you deleted the app or cleared data, sign back in and your reports should reappear within a few minutes.

The custodian name looks wrong

We return exactly what's on record at the Lands Commission. If the record itself is wrong, that's a matter for the Commission — we recommend engaging a lawyer to correct the record.

FAQ

Frequently asked

Where does Landefy get its data?

We aggregate from the Lands Commission, court registries, the Office of the Administrator of Stool Lands (OASL), the Survey Department, and licensed surveyors. Every result shows its source and last-updated date.

How accurate is the information?

We return records exactly as they appear at the source. If the Lands Commission record is wrong, our result shows that the record is wrong — we don't editorialise. Data refreshes daily from most sources.

Does Landefy replace a lawyer?

No. Landefy gives you the facts fast, but a lawyer is still essential for legal work — drafting, due diligence opinions, and closing. We're the first three hours of a land search done in three minutes.

Will the seller know I checked?

No. Searches are completely private. Sellers, agents, and other users have no way to know you've checked a parcel.

Can I use it outside Ghana?

Landefy currently covers all 16 regions of Ghana. We're evaluating expansions into Nigeria, Côte d'Ivoire, and Sierra Leone. Tell us at support@landefy.com if you'd like your country covered.

Does the app work offline?

You need a connection to fetch new data. Once a report is loaded, it caches locally — Single Check for 30 days, Pro for the last 30 reports.

How do I cancel my subscription?

Open the app, go to Profile, tap Subscription, and select Cancel. Your subscription ends at the close of the current billing period. You keep access until then.

Do you offer refunds?

If we can't return a verified result for a parcel you paid to check, we refund that check. For subscriptions, cancelling stops future charges — we don't refund partial periods except where required by law.
