Feature 01

Search any parcel

Every registered parcel in Ghana, indexed and searchable.

You know the address. You have the plot number. You're standing on the land. You need to know what the record says.

Landefy indexes over 50,000 registered parcels from the Lands Commission and continuously refreshes them against new filings. You can search by parcel number, GPS pin on the map, region, district, or street address.

Whatever you type, Landefy returns every record it holds on that parcel — custodian, litigation history, past transfers, registered interests, and coordinates. If a parcel isn't in our index, you can submit it for review.

Parcel number or GPS pin gives the most reliable result. Address-only searches may return multiple candidates.

Feature 02

True custodian

Who the record says owns it — not who claims to.

Sellers lie. Agents spin. Records don't.

Landefy returns the registered custodian of the parcel exactly as it appears at the Lands Commission. That could be an individual, a family, a stool, or the state. Whatever the source shows, we show you.

This is the single most important check before you pay a deposit. If the person offering to sell you the land is not the registered custodian, you are not buying what you think you are.

We return exactly what's on record. If the Lands Commission record is wrong, our result shows that the record is wrong — we don't correct it. That's a matter for the Commission.

Litigation status

Every court case attached to the parcel.

1 in 4 Ghanaian parcels has some form of dispute. You can't see it from the road.

Landefy pulls active and historic land litigation from High Courts, Circuit Courts, and District Courts. Every case filed, judgment issued, or dispute registered against the parcel appears on the result.

The status shows as a traffic light — green for clear, amber for under review, red for active litigation. Red means a case is currently pending. You can see the case number, court, parties, and next hearing date on Pro and Business tiers.

Absence of litigation in our records does not guarantee no litigation exists. Court records are imperfect. For high-value transactions, always engage a lawyer to verify.

Parcel history

Every recorded transfer, mortgage, and encumbrance.

The land you're buying has a past. Know it before you own it.

Landefy returns the full recorded history of a parcel — previous owners, sale dates, transfer values where available, registered mortgages, and any other interests attached to the title.

This is where fraud usually hides. If a parcel has changed hands three times in two years, that's a signal. If a mortgage is registered against it, that's a claim against the land you're buying. If a caveat is filed, someone else has a stake.

Not every transaction in Ghana is recorded. Missing history does not mean no history — it means no history on record.

Feature 05

Exact coordinates

Where the parcel actually is on the ground.

Paper maps lie. GPS doesn't.

Every parcel in Landefy is geo-referenced. We return exact GPS coordinates and boundary data from the Survey Department and licensed surveyors, so you can confirm on the ground that the parcel matches the record.

Standing on the plot, you can open the app and check that the coordinates and boundary match. If the seller is showing you a different parcel than the one on record, you'll see it immediately.

Boundary data reflects the last recorded survey. On-the-ground boundaries may differ if the parcel has been subdivided or the record is outdated.

Verification reports

A timestamped PDF for your file.

The app is one thing. The document is what your lawyer, bank, or court wants.

Every check on Single Check and above can be exported as a formal PDF verification report. It includes the parcel details, custodian, litigation status, history, coordinates, and — critically — the source and last-updated date for every field.

The report is timestamped and signed by Landefy, making it suitable for legal files, bank due diligence, insurance underwriting, and court evidence. It's not a legal opinion, but it's a verifiable snapshot of the record on the date of the check.

Add parcels to your watchlist and get notified the moment something changes — new litigation filed, ownership transferred, mortgage registered, or a caveat lifted. Landefy monitors on your behalf, 24 hours a day.

Pro tier includes up to 20 parcels on the watchlist. Business tier includes unlimited watchlist capacity, with alerts sent via push, SMS, or email depending on your preference.

Watchlist alerts are triggered by changes in our data sources. If a change happens upstream but hasn't yet propagated to our index, the alert follows the next refresh.

Dispute hotspots

Where litigation is concentrated.

Some areas have a dispute rate five times the national average. Know before you start looking.

Landefy aggregates dispute data by region and district, showing which areas have the highest concentration of land disputes, land guard activity, and Department of Investigations involvement.

If you're considering a plot in a hotspot, you're taking on more risk than you would in a lower-dispute area. The data doesn't tell you what to buy — but it tells you what to be careful about.

Dispute concentration is a risk signal, not a guarantee. Many parcels in high-dispute areas are perfectly clean. The overlay informs your caution, not your decision.
